The reason building is frightening is that the risk quietly becomes yours — an uninsured trade, a lien you never saw, a draw paid for work nobody checked. Island carries the insurance as part of the 10% and takes each of those off the table, and the software enforces it rather than promising it.
General liability and workers' compensation verified before anyone sets foot on your site — and re-checked before every payment. A lapsed certificate stops the money automatically.
Island carries and pays for the project's insurance out of its own number. It is not an allowance bolted onto your budget, and it is not one more thing left for you to arrange.
Waivers collected and tracked against every dollar released, so a subcontractor dispute never becomes a claim on your home.
